Five Point Holdings, LLC, an Irvine-headquartered developer, reported its third-quarter 2026 financial results on October 22, 2026. Key activities for the period included 54 builder home sales within the Great Park and the renewal of a significant development management agreement for the Great Park Venture.

The development management agreement with Great Park Venture has been renewed, extending through December 31, 2028. This agreement is central to the ongoing development in the Great Park Neighborhoods. During the third quarter, builder sales for homes in the Great Park totaled 54 units. Across its broader portfolio, Five Point also reported 92 builder sales in its Valencia community in Los Angeles County.

For the three months ended September 30, 2026, Five Point reported consolidated revenues of $14.6 million. The company recorded a consolidated net loss of $4.4 million for the quarter. Selling, general, and administrative expenses for the period were $12.5 million. The Great Park Venture itself generated a net loss of $7.1 million during the quarter, with Five Point's 37.5% percentage interest in this loss amounting to $2.7 million. Despite the venture's loss, the Great Park Venture made aggregate distributions of $84.9 million to its percentage interest holders, of which Five Point received $31.8 million.

Dan Hedigan, President and Chief Executive Officer of Five Point, acknowledged the impact of "current housing market conditions" on homebuyer demand. However, he stated that the company generated $14.6 million in consolidated revenues and maintained a strong financial position, ending the quarter with $358.7 million of cash and cash equivalents and total liquidity of $576.2 million. This liquidity includes $217.5 million in borrowing availability under an unsecured revolving credit facility. The company's debt to total capitalization ratio was 16.2% as of September 30, 2026.

Five Point plans to defer certain land sales that were previously anticipated to close in 2026. This decision is being made rather than transacting in what the company described as a less favorable market environment. Consequently, Five Point has revised its full-year 2026 guidance to approximately $20 million in consolidated net income. Hedigan clarified that this revised outlook reflects the anticipated timing of land sales and not a change in the company's view regarding the value of its land assets. He noted that Five Point's balance sheet provides the flexibility to remain patient and disciplined in monetizing these assets.

Five Point specializes in designing and developing large mixed-use planned communities, including the Great Park Neighborhoods in Irvine. These communities are designed to include residential, commercial, retail, educational, and recreational elements. The company's Hearthstone platform also provides management services to residential land banking funds. Hedigan expressed confidence in the long-term value of the company's California communities, including the Great Park, and the growth potential of its Hearthstone operations.
