Taco Bell and Habit Burger & Grill are relocating their joint corporate headquarters to a larger, 254,000-square-foot campus on Alton Parkway in Irvine. This move, anticipated to be completed by spring 2028, represents Orange County’s largest new office lease in the past five years.
The sister brands will exit their current five-story, 181,000-square-foot headquarters located at 1 Glen Bell Way. The new destination is Irvine Company’s Alton HQ campus, previously occupied by Canon U.S.A., situated within the city’s Spectrum area. The three buildings involved in the relocation are at 15955, 15967, and 15975 Alton Parkway, approximately one mile from their present location.
The renovated campus is designed to accommodate more than 1,100 people, an increase from the companies’ current staff of 970. It will also feature nearly double the previous meeting capacity, a dining center capable of serving over 300 individuals, and a 4,000-square-foot photo studio. Additional amenities planned for the campus include an outdoor workspace, a cafe, a fitness center, a sports court, and a daycare facility.
For Habit Burger & Grill, the move provides a notable improvement: menu developers for the burger chain will receive their own dedicated test kitchen. This new facility replaces a more constrained workspace previously located inside a Habit restaurant on Barranca Parkway, near The District at Tustin Legacy.
Sean Tresvant, CEO of Taco Bell, and Shannon Hennessy, CEO of Habit Burger, stated in a joint message that the new campus "is an investment in our people and our future," and will give their teams more space for collaboration and creativity. They further commented that the campus reinforces their long-term commitment to Irvine and the broader Orange County community, aiming for the workplace to grow alongside the brands. Roger DeWames, President of Irvine Company Office Properties, expressed enthusiasm for welcoming the companies to the Irvine Company portfolio and highlighted the commitment to customize the Alton HQ to meet their specific needs.
Irvine Company acquired the Alton HQ campus from Canon U.S.A. Inc. in 2022 for $120 million. Taco Bell’s current headquarters at 1 Glen Bell Way is owned by a Taiwan-based family office operating under the Skyline Group International name, which reportedly paid $159 million for the complex in 2021. Taco Bell, founded in Downey, established its permanent corporate presence in Irvine nearly 50 years ago, moving into its current Spectrum headquarters in 2010. In 2020, Taco Bell had signed an 11-year lease extension to remain at the 1 Glen Bell Way facility until at least 2030.
Yum Brands acquired Habit Burger in 2020, relocating its operations from Red Hill Avenue in Irvine to Taco Bell’s corporate office at that time. This current relocation is part of broader organizational changes recently announced by parent company Yum Brands.
Anne Bretana of Gensler is leading the architectural design for the project, with Mark Smith of Mark A. Smith & Associates serving as the project manager. Howard Building Corp. is the general contractor. CBRE’s Clay Hammerstein and Scott Kenny represented Taco Bell and Habit in the transaction.
